From first look to keys
Check the basics
Two minutes on the pre-qualifier tells you whether one of our homes will work for you — residential status, employment, parking, pets.
Book a viewing
Fifteen minutes, usually at weekday lunchtimes or in the evenings. If you're relocating and not yet on the island, we'll do it by video call instead.
Decide
No paperwork and no pressure until you've seen the place and know it's right for you.
Apply
Registration card, passport copy, proof of address and your most recent payslip, plus either an employer or a previous-landlord reference. No money changes hands until these are checked.
Sign
We use the Government of Jersey's model tenancy agreement. We'll send it over in good time — the law gives you at least a full working day to read it properly, and we'd rather you took it.
Deposit and first month
One month's deposit is lodged with mydeposits Jersey and the first month's rent is paid in advance. That's what secures the apartment.
Move in
Keys, a condition report we complete together at handover, and a run-through of the building's practical details.
This usually moves quickly. Once your references are back the paperwork is the only thing left — and allowing you your reading day, we can normally have you in within a few days.

The things people always ask
You'll need Entitled or Licensed residential status (shown on your registration card). Applicants should be in full-time employment — we take either an employer reference or a previous-landlord reference.
Water, parish rates and all building costs are included. You pay for your own electricity — you'll set up an account with Jersey Electricity, who make it very straightforward — and your internet, plus a TV package and TV licence if you need them.
One month's rent, registered with mydeposits Jersey, the government-backed deposit protection scheme. You'll receive a receipt and your deposit certificate at the start of your tenancy.
Monthly, in advance.
A one-year initial term, which then continues on a monthly basis. We let for the long term — most of our tenants stay for years.
Not easily, and that's deliberate. Once your tenancy is running month to month, the law says we'd have to give you a full year's written notice to end it without a reason — while you can leave on one month's. There are shorter routes for specific situations, such as a serious breach or if we needed the property back, and those are set out in the agreement. But the ordinary position is that your home is yours for as long as you want it.
Only once a year at most, with at least two months' written notice, and by no more than the annual RPI increase. If you ever thought an increase wasn't lawful, you can take it to the Rent Tribunal.
Yes — pets are welcome in all our buildings. At Horizon, the building's own rules limit pets to small and medium sizes; there are no size limits at our other developments.
Smoking isn't permitted inside any of the apartments. Balconies and outside areas are fine, as long as it isn't causing a nuisance to neighbours.
Our apartments are let unfurnished as standard. White goods and anything else included are listed on each property page.
Our two 2-bedroom homes come with an allocated parking space — this is shown on the listing. For the others, all-day public car parks nearby (such as Les Jardins and the Waterfront) offer Government season tickets, which tenants arrange directly. That said, these apartments are on the Waterfront, a short walk from town, the shops, restaurants and bars — many of our tenants find they simply don't need a car.
We look after the structure, the building and any appliances we've supplied. Day-to-day upkeep is yours — keeping the apartment clean and looked after, replacing light bulbs, and the like. If something breaks, just tell us.
Buildings insurance is our responsibility. Insuring your own belongings (contents insurance) is optional and entirely your choice — we'd recommend it if you keep anything valuable at home.
Yes. We do video viewings, usually over WhatsApp, so you can see everything properly before you commit.
